How the buildout is calculated

  1. Parcel. The address is geocoded and matched to its parcel boundary. Without a boundary on file, the plan falls back to a rectangular lot of the size you enter.
  2. Envelope. Front, side, and rear setbacks are applied to each lot line, leaving the area you can actually build on.
  3. Footprints. Buildings are fitted inside that envelope and capped by lot coverage, floor-area ratio, height, and the lot-area-per-unit rule.
  4. Site work. Driveway, parking, front walk, patio, and landscape are laid out around the buildings so the plan reflects a buildable site, not just a box.

Zoning is local. The district standards used here are typical values for the district type, not the adopted ordinance — always confirm setbacks, coverage, easements, and overlays with the jurisdiction before you buy or design.
